As a Managing Partner of Waterfront Management Systems, HC, LLC, Art Johnson oversees the General Contracting Division. With over 25 years in the real estate industry, Art specializes in the development and construction of new communities as well as the acquisition and re-positioning of distressed properties. Art was responsible for developing one of the first luxury high-rise communities in Jersey City's now thriving Liberty Harbor North redevelopment zone.
Grisel Villegas
Controller
Grisel Villegas is the CFO of Waterfront Management Systems, HC, LLC. With 25 years of executive, financial, treasury, accounting and operational experience in a number of trades, Ms. Villegas has spent the last 6 years in the Development and Property Management Industries. Grisel relocated to New Jersey from Los Angeles, California and joined Waterfront Mgmt Sys in 2012.
Audrey Spina
Director of Property Management
With more than 17 years of property management experience with a focus on the marketing and lease up of new communities, Ms. Spina is responsible for Waterfront's Property Management Division. Ms. Spina obtained IREM's Accredited Residential Manager (ARM) designation in 1996 and Certified Property Manager (CPM) designation in 2006. In 2007, she served as an Executive Committee Member for the Institute of Real Estate Management, then receiving her NJ Real Estate License in 2008 and her COS certification in 2013. Among her many accomplishments, she was named Property Manager of the year by the New Jersey's Apartment Association in both 2001 and 2007.
Marsha Marasco
Regional Property Manager
Marsha Marasco has over 23 years within the real estate market. With a diverse portfolio, Marsha Marasco manage high end construction projects for residential as well as commercial properties. Ms. Marasco coordinated efforts with the fire and zoning officials to meet NFP, UST, DEP, EPA compliance.
